Layout gets planned before anything gets set
Floors, walls, and backsplashes. The layout gets worked out before the first tile goes down, so the cuts land where they should and you are not looking at a sliver of tile in the middle of the room or a half-tile at the most visible edge.
That planning matters more in an older house, because almost no room in York County is actually square. Every degree out of square has to go somewhere, and deciding where is the whole job. Put the error against a wall that a vanity covers and nobody ever sees it. Split it down the middle of the room and it is the first thing you notice for the next twenty years.
Tile is also the least forgiving material we install. It needs a flat, rigid base or the grout cracks — and grout cracking is almost never a grout problem, it is movement underneath. Rough per-square-foot ranges are on our York County price page.
The three things that decide whether tile lasts
None of them are the tile. All three happen before the tile is visible, which is exactly why they get skipped on a cheap quote.
A flat, rigid substrate
Tile does not bend. If the floor deflects underfoot or the wall is out of plane, the grout lines take the stress and crack. That means levelling compound, backer board, or in some cases stiffening the floor structure first — and it is priced as its own line, because it is real work.
Waterproofing where water goes
Tile and grout are not waterproof; grout is porous by nature. A shower or a wet floor needs a proper waterproof membrane behind and beneath it. Skipping that is invisible for two years and then shows up as a soft wall or a stained ceiling below.
Movement joints
Every tiled surface needs somewhere to move — a flexible caulk joint where tile meets tub, counter, wall or another material, instead of hard grout. Grouting those corners looks tidier on day one and is the most common reason a bathroom cracks along the edges.

How much does tile installation cost in York County, PA?
Floors are quoted per square foot; a backsplash is usually quoted as a job, because the square footage is small enough that layout complexity and outlet cuts matter more than area does. Large-format tile needs a flatter base and is slower to set well. A herringbone or diagonal layout adds cuts and waste. Small mosaic sheets look easy and are not — they need more careful bedding to sit flat.
Why does grout crack, and is it a grout problem?
Almost never a grout problem. Cracked grout is nearly always movement underneath — a floor with too much deflection, a substrate that was not flat, or hard grout used in a corner that needed flexible caulk. This matters because the common fix is to regrout, which addresses the symptom and cracks again in the same place within a year or two. If your grout is cracking in a line across a floor, or along every internal corner, the honest answer is that something structural or preparatory is the cause and regrouting will not hold. We would rather tell you that than sell you a regrout twice.
Can you tile over existing tile?
Technically it is sometimes possible on a wall if the existing tile is sound, well bonded and flat. On a floor it is usually a bad idea and we generally advise against it. You add height, which affects door clearance and transitions; you add weight, which the floor structure may not want; and you bond your new floor to an old adhesive layer whose condition you cannot see or test. If any of the existing tile is loose — tap around and listen for a hollow sound — the whole thing comes up. Tear-out is unglamorous and it is the part that makes the new floor last.
How much extra tile should I order?
Ten percent over the measured area for a straight layout, and fifteen for a diagonal or herringbone pattern, which generate far more waste. Order it in one go rather than topping up later: tile is produced in batches and shade varies between them, so a second order can arrive visibly different from the first even with the same product code. Keep the leftovers somewhere dry after we finish — a cracked tile in five years is a small repair if you have matching stock and a much bigger conversation if you do not. We will confirm quantities before you buy if you are supplying your own.
