Patching, water damage, and cracked plaster
Holes, water damage and cracked plaster, plus hanging and finishing new board. Taped, sanded, and left ready for paint — and if you want it painted, we do that too, so the repair and the finish are one job instead of two contractors blaming each other.
Repair is most of what we get called for, and it is the work a lot of outfits will not bother with. A single hole or a failed ceiling seam is a small job, and small jobs are exactly what a two-person crew can slot in. If you have been putting off a patch because nobody would come out for it, that is the call we want.
Plenty of York County houses are plaster and lath rather than drywall, which is a different repair with a different technique. Patching plaster with drywall compound and hoping is how you get a repair that cracks along the edge in a year. Rough ranges are on our York County price page.
What we take on
Repair and new work
- Nail pops, dings and small holes
- Large holes and full board replacement
- Failed or cracked ceiling seams
- Water damage — cut out, replace, retape
- Cracked and separating plaster on lath
- Hanging and finishing new board
- Texture matching on existing walls and ceilings
- Patching after our own door, trim and flooring work
What we don't
- Mould remediation — that is a specialist trade
- Asbestos or lead abatement — referred out
- Finding and fixing the leak itself — that is a plumber or roofer
- Whole-house plaster restoration on a historic property
On water damage we will say plainly whether we think the source is actually fixed. Repairing a ceiling under a live leak wastes your money and ours.
Drywall questions we actually get asked
Who can patch drywall near me in York Haven, PA?
We do, and small patches are genuinely welcome rather than tolerated. A lot of contractors will not drive out for one hole because it does not fill a day, which is why homeowners end up living with a patch for years. Being a two-person crew means small jobs fit between larger ones. Practical tip: if you have several small repairs around the house, get them done in one visit. Setup, drop cloths and tool haul cost the same whether we fix one hole or seven, so per-patch it is meaningfully cheaper. Walk the house first and make a list rather than calling about the worst one.
How much does drywall repair cost in York County, PA?
Small patches — nail pops, dings, holes up to roughly a fist — are the cheap end, and cheaper each when several are done in one visit. A failed ceiling seam or water damage needing board cut out, replaced, taped and floated is a different job. [PATCH / CEILING RANGE — BRAD TO CONFIRM BEFORE PUBLISHING] Two things drive it beyond size: whether the ceiling or wall has a texture that has to be matched, and whether it is plaster rather than drywall. Also worth knowing that a proper repair usually needs two visits, because compound has to dry fully between coats before sanding.
My ceiling has a water stain. Do I need the drywall replaced?
Not always, and the first question is not about the ceiling at all — it is whether the leak is fixed. If the source is still live, any repair fails. Once it is genuinely dry: a stain on sound, firm board that has not sagged can often be sealed with a stain-blocking primer and repainted, which is the cheap outcome. Board has to come out when it is soft or spongy to the touch, when the surface paper is bubbled or peeling, when the seam tape has let go, or when there is any sag. If it has been wet a while, or you can smell it, treat mould as a possibility and get a specialist in before we close it up.
Can you match the texture on my existing walls?
Usually, and it is the difference between a repair you cannot find and a patch you notice every time you walk past. Knockdown, orange peel and light hand textures can all be matched reasonably well. Two honest caveats. A texture match is never invisible under raking light on a large flat area, so on a big ceiling patch the better result is often to retexture the whole plane rather than blend a section. And matching texture on old plaster is harder than on drywall. We will tell you which approach we would take and why before starting, rather than blending and hoping you do not notice.
